The short answer

Concrete Leveling in Kenosha

Concrete leveling is how we lift sunken sidewalks, steps, patios and garage slabs in Kenosha back to level: we fill the void under the slab, and the slab rides up on the fill.

The trade calls it "slabjacking". We inject high-density polyurethane foam, or pump a cement slurry, through small holes drilled in the slab. The fill packs the "void", the hollow left where the ground under the slab gave way, and raises the concrete as it goes, so a panel that dropped may come back into place without being broken out.

What we lift

What our concrete leveling covers

We lift the sunken slab, fill the void under it so it stops sinking, and patch the holes we drilled, so you end up with the same concrete sitting level again.

These are the slabs we lift:

  • Sidewalks. Front walks and the panels along the street.
  • Steps. Stoops that have dropped away from the door.
  • Patio slabs. Back patios that have settled out of plane.
  • Driveway panels. Sections that sank at the street or the garage.
  • Garage floors. Slabs that dropped at a joint or a crack.
  • Other slabs. Pads and walks of plain poured concrete.

The slab stays the one you have, so there is no tear-out, no new pour and no wait for fresh concrete to cure.

Foam or mudjacking

Foam lifting and mudjacking compared

Foam lifting costs more per job but cures in minutes and adds almost no weight, while mudjacking pumps a heavier sand and cement slurry under the slab.

  • Cures in minutes

    Foam lifting

High-density polyurethane foam goes in through small holes, fills the void and raises the slab. The trade's word is "polyjacking".

    Fill
    Polyurethane foam
    Weight added
    Almost none
    Holes
    Smaller
    Price per job
    Higher
  • Mudjacking

It goes in through larger holes than foam and costs less per job, which is why it still makes sense on some slabs.

    Fill
    Sand and cement slurry
    Weight added
    Heavier
    Holes
    Larger
    Price per job
    Lower

We tell you which suits your slab when we look at it, and the estimate names the method before we start.

How a lift runs

The leveling process, step by step

We drill small holes, inject foam or pump slurry until the slab rises, then patch the holes and clean up. Here is the whole job from your call to a level slab:

  1. You call

Tell us which walk, step or slab dropped, and we set a time to come look at it.

  2. We check the slab

A slab has to be structurally sound to lift, so we look for breaks and for what softened or washed out the ground under it.

  3. You get the whole price

We quote the whole job before we start, with no surprise charges after.

  4. We drill and fill

The fill goes in a little at a time while we watch the joint, and we stop when the slab sits flush with its neighbor.

  5. We patch and clean up

Every hole is filled flush, the walk is swept, and you can use the slab again once the fill has set.

What it costs

How concrete leveling is priced

Concrete leveling is priced by the size of the void under the slab, not by its square footage, and raising a settled slab usually costs about half as much as replacing it.

These are what set the figure on your estimate:

  • The void. How much fill it takes to pack the hollow under the slab.
  • The fill. Foam lifting costs more per job than mudjacking.
  • The slab itself. A badly cracked slab may be too damaged to lift, and then the honest price is a replacement price.

Lifting also does less damage to your landscaping and leaves you with less downtime than tearing a slab out.

Other questions about concrete leveling

The answers below sit next to concrete leveling, and the ones with a link point to the pages that answer them in full.

  • Slabs too damaged to lift

A slab has to be structurally sound to lift, so concrete that is badly broken is replaced instead. Gravel, blacktop and pavers cannot be lifted at all; they are replaced or re-laid.

    Repair or Replace Concrete
  • Why slabs sink

A slab can sink when the ground under it washes out, packs down or is softened by a leak. Underground plumbing leaks are an often-overlooked cause, and replacing the slab does not fix the soil problem that let it settle.

  • Sidewalk trip hazards

A sunken sidewalk panel can be lifted back flush with its neighbor, while a broken one is replaced. The 2010 ADA Standards for Accessible Design set the change-in-level limits used as the trip-hazard yardstick on walks.

FAQ

Concrete leveling questions

What is the best method for concrete leveling?

It depends on the slab. Foam lifting costs more per job but cures in minutes and adds almost no weight, while mudjacking pumps a heavier sand and Portland cement slurry under the slab. We look at the slab and the void under it, then name the method in the estimate.

What are the drawbacks of concrete leveling?

Lifting only works on a slab that is structurally sound, and a badly cracked one may be too damaged to lift. It leaves small drill holes, which we patch. If a plumbing leak softened the ground, that leak needs fixing too, or the slab can settle again.

Can I level my concrete myself?

Lifting a slab means drilling through it and injecting high-density polyurethane foam or pumping a cement slurry under it until it rises, which takes the pump and the material we bring. Call and we will look at the slab and quote the whole job for free.

Can I pour self-leveling concrete over existing concrete?

A new top layer, an "overlay", is only suitable over a structurally sound slab, and it does nothing about a slab that has sunk. The hollow under a sunken slab stays until something fills it, and filling that void is what stops further sinking.

Got a walk or slab that sank?

Call and tell us which walk, step or slab dropped. We come out, check that it can be lifted and write the whole price before we drill a single hole.

We quote the whole job before we start, with no surprise charges after.
